A well placed, spacious (100m2), beautifully appointed, two bedroom apartment in Mont Boron – an up-market Niçois district – with beautiful sea views, balcony, and cellar, in a classic-style, desirable residence. Recently tastefully renovated to a very high standard, ready for immediate occupation.
The district (or quarter) of Mont Boron is one of, if not the most desirable area in the beautiful city of Nice. Set upon the hills that overlook the ancient Port of Nice and the Chateau hill opposite, Mont Boron is just a few minutes from the bustling city centre, but away from the noise and traffic – this peaceful area also borders onto the protected national Parc du Mont Boron – a 57 hectare (140 acres) forest area famous for its wildlife, views, and Napoleonic-era fort. The upmarket Boulevard de Mont Boron is known for its Belle Epoque mansions and residences, historic buildings and exclusive feel. Close by – within walking distance – are local shops, cafes and a supermarket, with the centre of Nice a five minute taxi ride away. For those that enjoy the outdoor life, there are plenty of beautiful walks in the area – within a few minutes you can access the trails into the forest, or follow the pathways down to the waters edge at Cap de Nice.
This charming apartment in Mont Boron is in a distinguished, classic-style residence, with its pleasant entrance hall, well-tended gardens and smart common areas, situated on the first floor. Upon entering the apartment, one is immediately aware of the high ceilings and elegant décor. The main hallway leads down the centre of the apartment, with traditional-style double glass doors to your right leading directly in to the large, luminous living space that is the centre piece of this apartment.
This large, main room has a wonderful atmosphere, with light pouring in throughout the day, being double aspect. Towards the sea, there are three sets of large windows and one set of floor-to-ceiling French doors leading out onto the full-length balcony. There is a south-facing window from the integrated kitchen area giving onto the street below. From every part of the room, the apartment has a view of the sea and the pretty port. The spacious atmosphere is further enhanced by the lovely high ceiling with its elegant cornices, architraves and mouldings adding a classy, refined feel. The floor is in beautiful, classic herringbone parquet, with the added benefit of underfloor heating (throughout the apartment), and immediately adds to the solid, substantial feel of the interior.
The kitchen area is beautifully equipped with top-of-the-range units, with large worktop areas giving full preparation and cooking facilities, open onto the main room, with space for elegant dining and entertaining.
The main room, as with every other room in the apartment, benefits from reversible air conditioning, and even the covers for the AC units have been custom ordered to match the décor, at considerable expense. The under floor heating is individually controllable in each room.
From the main corridor, one can access the two bedrooms. Both bedrooms benefit from the same high ceilings, with their matching mouldings and architrave, parquet floors with underfloor heating, reversible air conditioning and newly installed double glazed, large windows overlooking the street below. The master bedroom has its own custom fitted wardrobe and dressing table.
Along the main corridor, which is large enough to give a reassuring feel of separation between the rooms, there are custom fitted cupboards and storage spaces, giving a practical side to the apartment – there is in all plenty of storage space, subtly integrated into the whole, retaining the main theme of the apartment – elegant and traditional, whilst being modern, practical and easy to live with, integrating modern technology and facilities into classic styling.
At the end of the corridor is a large, beautiful split-level bathroom. Filled with light from its large double aspect, double glazed windows, one is immediately struck by the elegant, high-end bathroom furnishings, from the stand-alone centre-piece of the modern roll-top bath, to the double sink unit and the large wet-room style shower. The beautiful finishing touch of a Greek-style stone freeze inlaid into the wall, enhances the exclusive feel of this lovely room.
The apartment overall has a lovely atmosphere, and one can tell immediately that the renovations were carried out by an interior designer – the previous occupant – with an eye for the traditional and exclusive. The layout, the dimensions of the rooms, the light and the feel throughout the whole apartment gives you an immediate sense of class and elegance.
On the ground floor of the residence, to the rear, an iron gate takes you through to the pretty communal gardens, with rose-covered pergolas and fruit trees, Mediterranean plants and gravel pathways. Also through this gate is the access to the cellar area, divided into individual lockable rooms. The apartment has a substantial allocation, and the cellar is dry, easy to access and secure.
Mont Boron is a lovely area, situated as it is above the main city with countryside all around. Access to Nice airport is in around 20 minutes by car, and there is ample direct public transport. Access to the A8 autoroute is easy, with the Italian border reachable within just over half an hour. The main Nice-Monaco road, the Moyenne Corniche, is at the end of the Boulevard du Mont Boron, meaning easy access to Monaco in around 20 minutes, with the main centre of Nice – Place Massena and its Old Town – being just a few minutes away by car. There is a train station in nearby Villefranche (around 10 minutes away), or the main station in Nice, with trains to Monaco/Italy in one direction, and Nice-Cannes and onwards in the other. The international school of Nice is a few minutes away, at the foot of the Mont Boron district, and Nice Port, with its restaurants, antiques market, small boutiques and supermarkets is easily accessible by car or by foot.
The Port of Nice is a lovely area – an ancient port on the edge of the city (on the ‘right’ side) that welcomes cruise ships, superyachts and pleasure craft, as well as prestigious ambassador ships from around the globe. This pretty maritime basin is flanked on three sides by classically elegant Niçois buildings, with their traditional shuttered windows and balconies, and restaurants on the water’s edge.
Nice is both a cultural and commercial centre, and the largest city on the Riviera. There is a thriving business district, a multitude of museums and parks, galleries and architectural attractions, as well as an international school and a university. Nice has enough restaurants that, they say, you could eat out on every day of the year without a repeat visit. The food has a strong Italian influence – the city was part of what is modern Italy until just over a century ago. With it famous beaches, the Promenade des Anglais, the Cours Saleya flower market and its designer boutiques, elegant pedestrian shopping streets and pretty Old Town – not to mention that famous azur blue sea – Nice is a unique place to enjoy everything that is wonderful about the French Riviera.
