The apartment is situated in a pretty, substantial village house, right in the centre of the quiet village, within a minute’s walk to the local shops and restaurants. The shared entrance hall and stairs set the tone, being light and airy, well presented and attractive. The apartment is on the top floor, with no neighbours above, and just one apartment below on the ground floor.

The main entrance to the apartment leads you directly into the open plan, well equipped kitchen set in its own galley-shaped area, with ample room to prepare meals, plenty of storage and its own large window with a view of the pretty courtyard and the street outside. The general impression of light and space is immediately apparent, with a homely, comfortable feel to the whole apartment.

The main living space of nearly 20m2 is a beautiful, well-lit space with high ceilings and French doors leading out onto the pretty balcony. This well-appointed, central room is the heart of the apartment, which can easily accommodate both a dining area and salon area for relaxation. The large double French doors allow the light to fill the apartment all day, and the balcony is large enough for outside eating and relaxation, overlooking the pretty street below with an oblique view of the sea, while being private and not overlooked.

From the main room, a door leads in to a double bedroom, with its wonderful high windows and good ceiling height, which makes the room feel spacious and airy. The bedroom continues with the general feel in the apartment of quality and class, and an atypical feel that you won’t find in more traditional, ‘boxy’ apartment blocks.

At the other end of the main room another door which creates the master bedroom suite, but with the pretty, good sized shower room/WC also accessible independently. The master bedroom is a charming room, with tall, chapel-style windows adding a real sense of style and character, flooding the room with beautiful light, and adding to the feel of space. From the windows you have a lovely view of the village outside, but with no overlook from the neighbouring properties.

The apartment has plenty of storage space, and has been thoughtfully renovated with taste and care. There is reversible air-conditioning in all rooms, the kitchen appliances are new and of excellent quality, and the general fixtures and fittings are of a high standard. The apartment is secure and therefore perfect for a ‘lock and leave’ holiday home, as well as being ideally suited to seasonal rentals.

However, being of good size and well proportioned, the apartment would also perfectly suit year-round living, with a layout that makes it feel bigger and more comfortable than the numbers suggest. There is a good sized cave/cellar at the bottom of the short flight of stairs, giving more space for storage of larger items, which might be possible to include in the sale.

The small courtyard garden has pretty shrubs, Mediterranean plants and citrus trees, but due to the modest size and relatively small occupancy, the monthly charges are very low (unlike in many larger residences) and the property has an intimate, private feel.

Saint Jean-Cap Ferrat is perfectly situated around 15 minutes from the centre of Nice, Nice airport is around a 30 minute drive, with direct flights to all major international airports. The journey to Monaco takes less than 30 minutes, and both Nice and Monaco can easily be reached by bus, with regular services running all day and plenty of bus stops nearby. There is a train station in Villefranche and Beaulieu (both around 10 minutes away), with trains to Monaco/Italy in one direction, and Nice-Cannes and onwards in the other. The Italian border is reachable in less than 45 minutes.

The village of Saint Jean itself has many restaurants, many within a few steps of the apartment, ranging from local-style traditional eateries, to Michelin-starred fine dining – and pretty well everything in between. There are fabulous walks in the area – Cap Ferrat is famous for the coastal Sentier, or pathway, which runs around the whole peninsular down at the water’s edge, with fabulous views and wonderful fauna. For those who like nothing better than a day at the beach, Cap Ferrat has several small sandy beaches, with vibrant beach bars adding a party atmosphere during the season. There are many little coves and hidden places to bathe, well kept secrets that allow the locals a little privacy from the summer visitors, and of course some of the most fabulous villas on the French Riviera are there, perched up on the cliffs overlooking the deep blue waters.

The village has a vibrant feel, with a well known garden centre, a little cinema and an exhibition centre, as well as pleasure port facilities and regular cultural events such as the Cap Ferrat Prestige motor car concours, attracting a well-healed crowd of classic car collectors and enthusiasts. Saint Jean is without doubt one of the most desirable places to live on the French Riviera, making investing in property in the village an easy decision.
