The Mont Boron district of Nice is one of the most sought-after quarters of this fabulous town. Straddling the hill to the east of the city, as it rises up to the famous Napoleonic Fort de Mont Alban and the national park plateau, the properties are almost exclusively high end, with views across the city, the Old Town and Chateau de Nice plateau, the Bai des Anges, and the sparkling sea beyond. Mont Boron is city life, without the noise and hassle, and country living without the isolation.
Set amongst the olive groves, pines and palms is this pretty, authentic, traditional style Nicois villa offering over 150m2 of living space, an independent apartment and a large terrace looking out over the lush neighboring gardens, the centre of the city and the sparkling Mediterranean sea. The villa sits on its own 300m2 independent plot of land supported by a high stone wall in a quiet cul-de-sac, with private parking.
The house is laid out in a more traditional style, with a separate kitchen just off from the main living space. The ornate main entrance door opens into the house’s spacious, open living area, with its marble floors, exposed beams and gallery. This beautiful room really does give the house a feeling of space and comfort. From the main salon, two sets of floor-to-ceiling glass doors open onto a beautiful balustraded terrace. The 80m2 terrace has splendid, sweeping views of the Bai des Anges, across to the airport and the purple tinged hills beyond. In the foreground the low-rise city of Nice, with its terracotta roofs and elegant boulevards, stretches to the plateau of the old Chateau de Nice (now destroyed) which overlooks the bay and the Port de Nice on either side.
The Salon area measures 38m2 and has high ceilings despite the mezzanine floor above, with its gallery overlooking the French doors. In front of the mezzanine gallery the ceiling is 5m+ high. This mezzanine area is not counted on the property size due to the roof height at the edges (under 1.8m cannot be counted) but is a lovely, useable space, ideal for guest accommodation, children’s play area or office, with its high, vaulted ceiling and exotic wood pillars and beams.
The kitchen is of good size (12m2) and has fitted elements of good quality. With its own double glass doors to the outside, and a large window, the room is light and pleasant, with the space and feel of a family kitchen at the centre of the home.
The villa has three good sized bedrooms, two of which have tall glass double French doors leading to a small outside terrace under the Nicois stone arches. There are two shower rooms and three WCs. There is a small separate study, and a small conservatory.
There are three parking spaces with the villa.
Mont Boron is perfectly situated just a short taxi ride from the city centre of Nice (5-10 minutes) or the Port area, with its flea markets and cafes. Nice airport is less than half an hour away, with flights to all major international airports. Nice has a mainline railway station, with regular trains east to Italy or west to Cannes and the Riviera beyond. By car, the Italian border is around 45 minutes and Monaco is around half an hour’s drive.
There’s plenty of walks in the area, with the Parc du Mont Boron on the doorstep, walks around the Cap de Nice or Cap Ferrat, or up on Mont Leuze, with walks as far as La Turbie, over the hills following the ancient Roman road.
Nice itself needs no introduction. A city of culture, beauty and history, world famous resort and administrative centre, with fantastic public transport, green parks and wide open boulevards, beautiful architecture and great food. There’s nowhere quite like Nice.
